Common questions from operators and guests about Tuluyan.
How do I sign up for Tuluyan?
Go to the login page and enter your email address. You will receive a magic link. Click it, and you are signed in. No password to create or remember. Your organization is created automatically on your first sign-in.
How much does Tuluyan cost?
Tuluyan charges a flat monthly or yearly subscription. No commission per booking. No percentage taken from your revenue. The current pricing is listed on the Pricing page. There is a per-transaction processing fee for online payments, which varies by payment method (1.5% for QR transfers, 2.5% for e-wallets, 3.5% + 15 for cards).
What types of properties does Tuluyan support?
Tuluyan supports a wide range of Filipino property types across four operator roles:
- Short-Term Rentals: resorts, transient houses, pension houses, Airbnb-style stays, apartelles, homestays
- Long-Term Leasing: apartments, condominiums, boarding houses, dormitories, townhouses
- HOA Management: subdivisions, residential buildings, gated communities
- Events: function halls, resort venues, convention centers, event spaces
You select your property type and operator roles when creating a property. The system adapts to match your workflow.
What payment methods can guests use?
Guests can pay through the platform using online methods (e-wallets, QR-based bank transfers, credit/debit cards). The available methods depend on what you enable in your organization settings.
For walk-ins and direct bookings, operators can also record cash and bank transfer payments manually.
How do guests book a stay?
Once your property is published, guests can visit your public property page. From there they can:
- Browse your available rooms and products with pricing
- Select their dates and number of guests
- See the cancellation policy before paying
- Pay through the platform or follow your direct payment instructions
- Receive a booking confirmation with a reference number
You can also create bookings on behalf of guests for walk-ins or phone reservations.
When do I get paid?
For online payments, your payout is released 3 days after the guest checks out. Fees (payment processing + platform fee) are deducted before payout. For cancelled bookings where your cancellation policy retains an amount, the retained portion is paid out 3 days after the original checkout date.
For direct payments (cash, bank transfer), you already have the money. Tuluyan just records it for your bookkeeping.

How do cancellation refunds work?
The refund amount depends on the cancellation policy attached to the product. Each policy has rules based on how many days before check-in the guest cancels.
For example, with the Moderate policy: cancelling 5+ days before gets a full refund, 1-4 days before gets 50%, and less than 1 day gets nothing.

Can I manage multiple properties?
Yes. Your organization can own multiple properties, each with its own rooms, products, pricing, and policies. All managed from a single dashboard. Switch between properties from the sidebar.
What happens if the operator cancels a booking?
The guest receives a full refund regardless of the cancellation policy. No payout is generated for operator-initiated cancellations.
Does Tuluyan work on mobile?
Yes. Tuluyan is a web application that works in any modern mobile browser. The operator dashboard and public property pages are responsive. No app to download.
How does the AI Copilot work?
The copilot is built into your operator dashboard. It understands your current page, your properties, and your data. You can ask it to create properties, set up products, navigate pages, or answer questions about how things work. Open it from the side panel or the dedicated copilot page.
How do I get help or report an issue?
Three ways:
- AI Copilot: fastest option. It understands your dashboard context and can walk you through steps.
- Feedback button: the bug/feedback form at the bottom of every page sends issues directly to the team.

Is my data secure?
Your data is isolated by organization. Each organization can only see its own properties, bookings, and guest information. Authentication is passwordless (magic links, no passwords stored). All traffic is encrypted.
Can I delete my account?
Yes. Contact hello@tuluyan.ph to request account closure. Pending transactions, active bookings, and active partnerships will need to be resolved before the account is fully closed. The team will walk you through the process.
